Client: Private Department - H.H. Mohammed Bin Khaled Al Nahyan
Location: Abu Dhabi – United Arab Emirates
Services Provided: Design
Total Built-up Area: 51,000 sq.m
Construction Cost: US $56,000,000
Starting Date: 2006
Completion Date: 2007

Challenge:
The project aimed to establish a high-end residential development that seamlessly integrated luxury living with natural landscapes, particularly the golf course environment. The challenge was to create an architectural solution that balances exclusivity, functionality, and a unique sense of place, while also catering to a diverse mix of local, regional, and international residents. The project had to ensure visual continuity, open-space connectivity, and a cohesive urban language across multiple residential typologies, including 47 signature villas and 28 apartment buildings with approximately 800 apartments.

Approach:
The design by Dar Al Omran - Rasem Badran (DAO-Badran) was driven by the idea of a flowing sequence of vibrant urban spaces, carefully choreographed to enhance the interaction between architecture and nature. The golf front living experience was prioritized by maximizing scenic views, integrating natural elements, and ensuring a serene, open atmosphere. The architectural composition embraced spatial harmony, ensuring that each villa and apartment building was positioned to optimize privacy while maintaining a strong connection to the surrounding greenery. The layout followed an organic movement, guiding residents through an interconnected urban sequence, enriched by public plazas, shaded walkways, and community spaces that encourage interaction and engagement.

Impact:
This residential development redefined luxury golf-front living in Abu Dhabi, setting a new standard for integrated urban and landscape design. The project successfully blended prestige, exclusivity, and a deep connection to nature, offering residents a distinctive lifestyle that harmonizes contemporary living with the serenity of open green spaces. By creating a cohesive and immersive living experience, the project stands as a model for future residential communities, ensuring sustainability, architectural excellence, and an enduring sense of place within Abu Dhabi’s evolving urban landscape.
